Overview
Edge 28 is a bold, 13-storey mixed-use project located in the heart of St Leonards, containing a commercial podium and ground-floor retail, beneath an eight-storey residential tower of 48 apartments. The building includes three levels of basement parking and a landscaped rooftop terrace. Delivered under a Design & Construct agreement, Novati implemented concrete core structure and a façade clad in Equiton fibre cement panels, Diversaclad, and corten steel detailing. Constructed on a constrained 730 m² site, the team executed intensive logistics planning to manage deliveries, trades, and operations with up to 145 onsite workers at peak periods.

Concrete Core Structure & Complex Formwork
Built using in-situ concrete core, walls, and floors, supported by Ritek blade columns. Innovative structural engineering ensured stability and vertical continuity under load
Rooftop Terrace & Green Integration
Landscaped rooftop areas with tiled flooring, built-in seating and dining zones, and architectural plantings across levels 7 and 8 to soften the urban form and offer residents communal amenity
Textured Mixed-Material Façade
Featured a high-quality façade including Equiton fibre cement panels, Diversaclad interlocking panels, and corten steel accents across the top six residential levels for visual depth and durability
Constrained Site Logistics & Technology Use
Delivered the entire project within a 730 m² footprint, coordinating up to 145 site personnel. Embraced technology including VR tours for marketing and drone photography for progress tracking
