Overview
Sugarmill is an award-winning adaptive reuse development transforming a 1930s Art Deco sugar warehouse into a boutique residential complex of 32 dwellings—including 14 terrace homes and 18 apartments—configured around a central courtyard. The original masonry façade was retained and integrated above an excavated basement, balancing heritage preservation with contemporary urban living.
Construction Features
Façade Retention & Basement Excavation
Maintained the existing Art Deco brick façade while excavating a new basement beneath it, employing soldier piles tied-back with rock anchors and sprayed concrete panels to support the historic structure
Residential Build Over Structure
Constructed three levels of new residential accommodation—terraced homes and apartments—above the heritage façade, supported by in-situ concrete slabs and blade columns over two-level basement parking for 48 vehicles
Adaptive Reuse with Central Courtyard Form
Removed the original roof to create an internal courtyard and arranged residences around this landscaped heart to deliver daylight and communal space within the heritage shell
Sustainable & High-End Finish Integration
Delivered high-performance apartment interiors with warehouse-style fenestration, passive ventilation, internal courtyards, and secure lift access—all integrated with contemporary styling and sustainability principles
