Overview
Proximity is a five-storey residential development comprising 28 one- and two-bedroom apartments with three basement levels of car parking. Located on a compact site in the heart of Crows Nest, the project was delivered under a Design & Construct contract and carefully executed to respond to the surrounding high-density urban context.
The building’s sculptural form, layered façades, and rooftop garden create a distinctive architectural presence while maximising daylight and ventilation for residents. Novati coordinated all structural, civil, and façade works on a logistically constrained site, managing basement excavation and full public domain upgrades as part of the delivery scope.
Construction Features
Five-Storey Concrete Structure
Delivered a reinforced concrete frame with sculptural architectural form, integrating brickwork, rendered elements, and a signature rooftop feature
Landscaped Rooftop Garden
Installed a communal rooftop garden to provide shared green space for residents and soften the building’s urban profile
Basement Excavation & Structure
Constructed three basement levels for secure residential parking, coordinated through tight site access and adjacent property constraints
Public Domain Works
Completed council-approved upgrades to adjacent footpaths and street frontage, enhancing integration with the streetscape
