Overview

Metropolitan Residences is a 13-storey mixed-use development delivering 125 residential apartments, spanning studios to three-bedroom plus study layouts, above two retail levels and basement parking. Strategically sited on three frontages within St Leonards’ transport corridor, the project features bespoke bronzed steel framing, sawn sandstone detailing, and spacious indoor–outdoor living spaces—culminating in a rooftop communal garden with BBQ and event areas. Developed with Early Contractor Involvement (ECI), Novati collaborated closely with client and architect to optimise energy efficiency, logistics, and material selection, delivering on time and on budget. 

Construction Features

Articulated Mixed-Material Façade 

Crisp bronze-steel framing integrated with sawn sandstone and glazed elements created a striking street presence across three orientations

Rooftop Communal Living Zone 

Installed a landscaped rooftop garden with kitchen, lounge, and BBQ facilities—a social amenity crowning the residential form 

Complex Logistics with ECI 

Managed boundary-to-boundary site conditions on two arterial roads using ISO 9001-certified systems, early sequencing, and careful public engagement

High-Finish Interiors & Amenities 

Residential units delivered with pale wide-format timber flooring, dual-aspect designs, plus-study layouts, and ample natural light. Secure underground parking and access control systems were also integrated
