Madison Apartments Waterloo is a luxurious residential development comprising 47 apartments and a commercial tenancy, anchored by a central landscaped courtyard. Built under a Design & Construct contract, the project features a corner‑site façade combining rendered and face brick elements, high‑performance glazing, and sliding louver screens—all framed around a leafy communal atrium that connects internal living areas and balconies.

Deep Basement and Public Domain Works

Included demolition/excavation of existing commercial structure, construction of a basement car park, and council-approved public domain upgrades to footpaths and greenery along Elizabeth Street

Courtyard-Oriented Design

Arranged 47 residential units around a central shaded courtyard, allowing internal balconies to overlook greenery while providing daylight and communal amenity

Logistics & Coordination for Corner Site

Employed tower crane staging, underground relocation of overhead services, and precise phasing to maintain site access and efficient material delivery
